Santa Monica Bungalow Project Overview

Working alongside Welch Design Studio on both architecture and interior design, we approached this project as a ground-up construction effort that prioritized refined symmetry and intentional detailing. This project’s design language rooted in Spanish-Mediterranean tradition without feeling frozen in the past.

The completed project spans 6,800 square feet across a main house and a newly constructed ADU, located in Santa Monica, CA. Completion was finalized in 2024.

Santa Monica Bungalow: Spanish-Mediterranean Exterior Renovation and Ground-Up Construction

Some properties have strong bones and unrealized potential. This Santa Monica bungalow was one of them. The 2024 project gave us the opportunity to reimagine the entire exterior composition, creating a residence that now reads with the architectural presence its setting deserves.

The Challenge

The original bungalow lacked architectural definition. The façade read as flat, the entry sequence was underdeveloped, and exterior finishes had aged past the point of cohesion with the property's potential. Railings and structural framing details felt dated, and the overall elevation didn't reflect the quality of the Santa Monica neighborhood surrounding it.

The design challenge was specific: introduce a more refined and contemporary architectural language without abandoning the Spanish character that gave the property its identity. Getting that balance right required careful coordination between our construction team and the design studio throughout every phase of the project.

How We Approached the Build

Reimagining the exterior composition started with symmetry. The façade lacked visual hierarchy, so the redesign established a more intentional entry sequence that draws the eye and gives the home a sense of arrival.

Updated railings, redesigned deck framing, and refreshed exterior finishes work together to add depth and architectural detail to the elevation. Landscape improvements reinforce the sightlines toward the home, allowing the new façade to read as a complete composition from the street.

Throughout the process, material selections stayed true to the Spanish-Mediterranean palette while incorporating cleaner profiles and contemporary proportions. The result is a home that honors its architectural roots while performing at the standard the property's location demands.

The Outcome

The completed Santa Monica bungalow now presents with the presence and polish the original structure always had the potential to achieve. Curb appeal improved substantially, the ADU adds long-term value to the property, and the exterior detailing holds up under the close inspection that high-end residential construction deserves.

This project reflects what thoughtful collaboration between builder and design team can produce when both parties stay disciplined throughout the process.
