Project Overview

San Marino is a neighborhood where architectural character has long been a part of its identity. The tree-lined streets, well-maintained lots, and Spanish-style residences represent a quality of residential design worth protecting. At YAF Developments, we took on the Winthrop Road residence with that context front of mind.

The single-story home required a thoughtful interior transformation to meet the lifestyle needs of its younger occupants. Updated systems, improved spatial flow, and refined finishes throughout the home now sit behind a façade that reads exactly as it always has. The renovation produced a property that feels genuinely current to live in without announcing itself as a recent project from the street.

  • Project Type: Residential Renovation
  • Location: San Marino, CA
  • Completion Date: 2023
  • Project Size: Interior Modernization and Exterior Preservation

Challenges:

The home's original layout and building systems had reached the end of their functional lifespan. Spatial arrangement, natural light distribution, and the flow between rooms all needed attention to bring the property in line with how the owners wanted to use it daily.

The central constraint was the exterior. The Spanish-style architecture of the Winthrop Road residence is part of what makes the property valuable within the San Marino streetscape. Every decision about entryways, windows, and exterior-facing elements required careful coordination. The goal was to modernize how the home is entered and experienced inside while preserving its exterior appearance.

Our Approach:

YAF Developments structured the renovation around two distinct yet equally important goals: bringing the interior fully up to date while preserving the home's exterior character.

The kitchen received a complete custom build, designed to suit the proportions of the existing spaces. New windows were specified and installed to improve natural light throughout the interior. They were selected for profiles that complement rather than conflict with the Spanish-style architecture.

Entryways received similar attention, with updates that improved both the daily experience of arriving home and the visual connection between the exterior and interior.

Interior finishes throughout the home were refreshed with a palette and material selection that respected the property's age and style. The overall effect is a residence with noticeably improved light, flow, and livability that still reads as a cohesive architectural whole.

The Right Renovation Respects What's Already There

Winthrop Road is a good example of what a renovation looks like when the existing character of a home is treated as an asset rather than an obstacle. The Spanish-style architecture stayed exactly as it was. The interior became something the owners are genuinely proud to live in every day.
