Yousef Al-Fassi

I started YAF because the hardest projects deserve a builder who actually wants them — not one who's just willing to take them.

I lead every project personally. That means architects and owners get one point of contact from pre-construction through handover — not a coordinator they've never met, not a call center. When a decision needs to be made on site, I'm the one making it.

Right now that looks like an 11,000 sq ft ground-up in La Cañada Flintridge with architectural concrete and full systems integration, a completed mid-century revival on Canon Drive with Consolidated Architects, and multiple fire rebuilds bid and scoped in Altadena and Pacific Palisades.

The work I take on is defined by one thing: complexity. Hillside sites, architectural concrete, custom steel, tight coordination between architect, designer, and owner — the builds where the margin for error is zero and the consequences of a bad GC are six figures.

Hillside builds, architectural concrete, custom steel, multi-system integration. Complexity is where we earn our place — it's the reason architects trust us with the projects they can't afford to have go wrong.

Protect the design

We treat architects as peers and execute their vision — we don't redesign it in the field. Every change order gets reviewed against the original design intent before it's approved.

One point of contact

Yousef or a dedicated superintendent. You won't get handed off to someone you've never met. Decisions happen fast because the person on site is the person who can make them.

Keep the books open

Weekly OAC meetings and transparent accounting. No surprise change orders buried in the schedule. You see what we see — line by line.

Design partner — not our employee

We work alongside your architect as a peer. Weekly OAC coordination, design-intent reviews on every change order, and a build process that protects what they designed.

We know the process cold.

We've bid and scoped multiple fire rebuilds in Altadena and Pacific Palisades. We understand the insurance-funded timelines, structural demo, and agency permitting that make these projects uniquely difficult.

Who is behind YAF Development?+

YAF Development was founded by Yousef Al-Fassi, a licensed general contractor (CA #1113132) with hands-on experience in architecturally complex residential construction across Los Angeles. Yousef leads every project personally or through a dedicated superintendent — no layers of project coordinators between you and the person making decisions on your build.

How is YAF different from a design-build firm?+

Design-build firms control both design and construction under one roof, which can limit architectural ambition. YAF Development works alongside your architect as an independent construction partner. We protect the design intent through execution rather than trying to simplify it. This means your architect keeps creative control while we handle buildability, scheduling, and cost management.

Is YAF Development licensed, bonded, and insured?+

Yes. YAF Development holds California Contractor License #1113132, and is fully bonded and insured for high-value residential construction projects across Los Angeles County. We carry general liability, workers compensation, and builder risk coverage appropriate for luxury residential work.

What size projects does YAF take on?+

We typically take on projects ranging from $1.5M to $15M+ in construction value. This includes ground-up custom homes, whole-home renovations, and complex additions. We are selective about the work we take on — we look for projects where the architecture is ambitious, the client values quality over speed, and the build requires genuine construction expertise.
