Yes. We encourage prospective clients to see our work in progress. A site walk is part of our standard first conversation. It gives you a real picture of how we run a job — the cleanliness, the crew, the coordination — not just the finished photos. Contact us to schedule a visit.
What types of projects does YAF specialize in?+
YAF Development specializes in architecturally complex residential construction: ground-up custom homes, whole-home luxury renovations, hillside builds requiring caissons and shoring, architectural concrete and steel work, and fire rebuilds in the Pacific Palisades and Altadena areas. We focus on projects where the architecture is ambitious and the build requires genuine expertise.
How do you handle change orders?+
Transparently. Every change order is documented with a detailed cost breakdown and schedule impact assessment before work proceeds. We use open-book accounting so you see exactly what each change costs and why. No surprise line items buried in the monthly invoice. If a change does not make sense financially, we will tell you.
Do you provide detailed project timelines?+
Yes. During pre-construction, we build a detailed CPM (Critical Path Method) schedule that maps every phase from permitting through certificate of occupancy. This schedule is updated weekly and reviewed at every OAC meeting. You always know where the project stands relative to the original timeline and what, if anything, is affecting it.
What does pre-construction look like with YAF?+
Pre-construction is where we earn our keep. We review your plans with your architect for constructability, identify potential issues before they become expensive problems, provide line-item budgeting with real trade bids (not estimates), and run value engineering options so you know exactly what your choices cost. This phase typically takes 4-6 weeks and saves most clients 10-15% versus going to bid unprepared.
