Ground-up on a bungalow lot. No room for error.
The Santa Monica Bungalow replaced an existing structure with a 6,800 sq ft contemporary Mediterranean residence and a separate accessory dwelling unit — all on a lot that required tight coordination between the design team, city planning, and the build schedule. Welch Design Studio brought the architecture; YAF managed everything from foundation to final punch.
The project balances Mediterranean warmth — plaster walls, clay tile, arched openings — with a contemporary floor plan that opens the house to Southern California light and air. The ADU operates as a self-contained residence, adding value and flexibility to the property without compromising the main house.
