Patricia Avenue is a Spanish Colonial Revival residence originally designed by Gerard Colcord — one of LA's most respected architects of the period. The home carries the hallmarks of Colcord's work: hand-troweled plaster, wrought iron details, clay tile roofing, and the kind of proportions that only come from an architect who understood the Southern California landscape.

YAF managed a comprehensive restoration that addressed decades of deferred maintenance and previous alterations while returning the home to its original character. Exterior plaster was repaired and matched, garden paths and courtyards were rebuilt, and the backyard was reimagined as a functional outdoor living space — all without disturbing the bones that make the house a Colcord.

When the original architect got it right, the job is to get out of the way.
