What Ground-Up Construction Actually Involves

Pre-Construction (2-4 months): Site analysis, soils and geological reports, structural engineering coordination, permit applications. In LA, permitting alone can take 8-16 weeks depending on the jurisdiction. We handle all of it - LADBS, county, fire department, HOA if applicable.

Foundation & Framing (3-5 months): Excavation, grading, foundation pour, framing. For hillside builds, this phase is where the real complexity lives - caisson drilling, retaining walls, and engineered fill that can add months to the schedule. We've done it. We know what to expect.

MEP & Rough-Ins (2-3 months): Mechanical, electrical, plumbing rough-ins. Smart home integration planning. HVAC system design for large-format spaces. This is where cutting corners shows up years later - we don't cut corners.

Finishes & Close-Out (4-6 months): Interior finishes, custom millwork, imported stone and tile, fixture installation, landscaping, pool construction, final inspections. This phase is where most GCs lose control of the schedule. We run weekly OAC meetings to keep every trade, designer, and supplier on track.

We're not a design-build firm. We don't compete with your architect - we execute their vision. YAF Development treats architects as peers, not obstacles. When we sit in OAC meetings, we're there to solve problems and protect the design intent, not to value-engineer the soul out of a project.
