Here is what we are seeing in 2026 and what is happening on our current jobs.

Price Per Square Foot: The Basic Framework

Luxury custom home construction in LA runs $450 to $900 per square foot, finished. The gap between low and high is steep because location and site conditions drive most of it.

Bel Air and Brentwood run $650 to $850/sq ft for finished luxury. Better foundation conditions in those neighborhoods. Less geology fighting you.

Pacific Palisades is $550 to $800/sq ft depending on slope. The fires changed things – newer codes cost more, but you are also on cleared sites without the existing structure headaches.

La Canada Flintridge is running $700 to $900/sq ft on the projects we see. Our current 11,000 sq ft ground-up is hitting the higher end. Why? The lot slopes. The architecture is ambitious. The finishes are real.

What Actually Drives Cost Up

Site topography. This is the invisible monster in every budget. If you are building on a hillside, you are contacting engineers, possibly doing hillside stabilization, running concrete trucks uphill, managing retaining walls.

Soil and geology. LA soil is not uniform. Some lots are engineered fill from the 1960s. Some have active slide zones. Some need deep piles. We have worked with geotechs on projects where unexpected subsurface conditions added $200K-$400K to structural costs.

Architectural complexity. A rectangular modern home with clean lines costs less than a design with multiple roof pitches, custom geometry, and spatial drama. More angles, more custom connections, more labor, higher cost.

Finishes and material specification. You can build a 5,000 sq ft home at $500/sq ft or $900/sq ft depending on what you specify. Plumbing fixtures, flooring, kitchen hardware, HVAC efficiency, automation – those choices create the gap.

The Hidden Costs Nobody Mentions

Permits and entitlements. In LA, this is not a line item you can estimate from a spreadsheet. We have seen permit timelines range from 4 months to 18 months depending on the jurisdiction, the scope, and whether neighbors decide to contest.

Temporary utilities and site logistics. Portable restrooms, dumpsters, temporary power, fencing, site security – these ongoing monthly costs add up across a 14 to 24 month build.

Design changes during construction. This happens on every project. The best way to manage it is a robust pre-construction process where we walk through the plans with the architect before breaking ground.
