Choosing the right general contractor is the single most consequential decision in any luxury home project. The wrong GC costs you time, money, and months of stress. The right one delivers on budget, on schedule, and without the drama.

Step 1: Verify License & Insurance Before Anything Else

Every GC you consider must hold an active California State License Board (CSLB) license. Verify it yourself at cslb.ca.gov. Check for active status, the correct license classification (B for general building), and any disciplinary history.

Beyond the license, require a certificate of insurance showing general liability ($2M minimum for luxury projects) and workers’ compensation. Get the certificate directly from their insurance carrier — not a copy from the contractor.

  • Requesting large upfront deposits (over 10%) before work begins
  • No written contract or vague scope of work
  • Unable to provide references from similar-scale projects
  • Significantly below-market bids without clear explanation
  • No dedicated site superintendent — the owner manages everything themselves
  • Pressure to sign quickly or “lock in pricing”
