How to Vet a Contractor for Fire Rebuild Work

Post-disaster zones attract predatory contractors. Follow these rules without exception:

  • Verify CSLB license at cslb.ca.gov — active status, Class B license, no disciplinary history
  • Require proof of general liability ($2M+) and workers’ comp directly from their carrier
  • Ask for references from fire rebuild projects specifically, not just general construction
  • Never pay more than 10% or $1,000 (whichever is less) as an initial deposit by California law
  • Get everything in a written contract with detailed scope, timeline, and payment schedule

Working With Your Insurance Adjuster

Document everything. Photograph your lot, any remaining structure, and any personal property before debris removal. Get an independent contractor estimate before accepting your insurance company’s number — adjusters often use national average pricing that doesn’t reflect LA construction reality.
